House Rules & Guidelines Party, Excessive Mess, Smoking & Pet Policy No unauthorized parties. No smoking, vaping or pets allowed. If evidence of parties, excessive garbage, excessive mess, strong odors, staying past checkout, pets, smoking or vaping is found it may result in immediate eviction from the property and a minimum fee of $300 to cover additional cleaning, disruption, and liability. No exceptions. Small, quiet family gatherings are generally allowed but must be requested and approved in advance. Only the number of guest on the reservation may spend the night on the property. Cats on Duty Meet our cherished outdoor feline caretakers named Blue (gray shorthair) and Mr. Bradley (black and fluffy). These friendly feral cats help manage the lizard population and are an important part of our ecosystem. They live in a cozy cat house with an automatic feeder located at the side of the property. You may spot them lounging or watching from the deck. Please do not attempt to pet, or chase them—they are shy and will likely run off. They do not enter the home but appreciate it if you leave out fresh water nearby. Parking Guests may park 2 vehicles in the driveway, with ample free street parking available. We kindly ask, if possible, that no more than 4 cars total are brought to the property. There is no garage access. Electric Vehicle Charging EV charging is available via a standard outlet with prior approval. A fee will apply based on the length of your stay. House Rules

No parties are allowed. Small, quiet family gatherings may be permitted only with prior approval. Please be respectful of our neighbors at all times—quiet hours begin at 10:00 PM. Do not block or use the neighbors’ docks. Keep music at a moderate level, especially outdoors. Not everyone enjoys the same taste in music. No colored beverages, food, or shoes are allowed in the bedrooms. The white carpets stain easily, and any damage may result in additional cleaning or replacement fees. No pets allowed. No exceptions. No smoking or vaping is permitted anywhere on the property, indoors or outdoors. Only the number of guests on reservation are allowed to spend the night. After using the hot tub, please return the cover to its holder, clip it closed, and do not leave the cover off overnight. Return paddleboards to the rack and secure them properly after use. Avoid parking in front of neighbors’ homes or mailboxes. Please try to limit the number of vehicles to four if possible. The large fishing boat and the covered boat slip are not part of your rental. Please do not attempt to open or use them. For trash disposal: • Use the black bin for garbage • Use the blue bin for recycling • Do not use the green bin A $65 fee per bin will be charged if we have to sort the waste or if pickup is missed due to improper use.

Guest Access

Guests have full access to the entire home, with the exception of the garage, the covered boat slip, and the fishing boat. You’re welcome to tie boats or jet skis to either side of the private dock.

Nicole was a fabulous host. The house is top notch. Great views. Ton of games. Unique house layout. Movie room. We didn’t get to spend much time due to work, but the time spent was awesome. Definitely looking forward to this house if we have to work in the area again. Repeat renter for sure.

Our group had a great time at Nicole’s Airbnb. The house was well stocked with everything we needed, especially the kitchen. We put the pool table to good use and felt right at home! We enjoyed the beautiful deck with the hot tub. We also had fun using the pedal boat and paddle boards. Nicole was super responsive whenever I asked her a question. Highly recommend this house!

We had such a wonderful stay at this house with our whole family! From the moment we walked in, we were impressed by how clean and beautifully styled every room was and amazed with unique art collections. Each space felt thoughtfully designed, cozy, and welcoming—whether it was the comfortable bedrooms, the bright and airy living area, or the fly equip kitchen. It really made it easy for everyone to relax and feel at home. What truly stood out was how spotless everything was. You can tell the host takes great pride in maintaining the home, and it made our stay even more enjoyable and stress-free. The owner was also incredibly responsive and attentive throughout our stay. Any questions we had were answered quickly, and they made sure we had everything we needed. That level of care really made a difference. We’re so grateful for such a lovely experience and would absolutely stay here again. Highly recommend to anyone looking for a clean, stylish, and comfortable place to stay!

This home has a million dollar view from the back deck and dock - birds, fish, ducks, water, and sunsets! The paddle boards and a peddle boat were super fun as well! The hot tub was amazing and the house was comfortable, clean, and stocked with all of the necessary amenities. Our family had a wonderful time unwinding at Discovery Bay!

Nicole is a very great host. The house was very clean, beautiful and as pictured. It has many amenities and it felt at home. It was very spacious. My guest and I were very comfortable. I definitely recommend. I will book again!
